This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.

If you're searching for a home in Bel Air, Maryland, you may quickly discover that choosing the house is only part of the decision.
You also need to decide which neighborhood fits what you're looking for.
And that can be harder than it sounds.
Two homes may have similar square footage and similar asking prices but offer very different day-to-day experiences because of their locations, lot sizes, ages, layouts, and proximity to the places you regularly visit.
Instead of trying to determine whether one neighborhood is "better" than another, I encourage buyers to ask a more useful question:
Which neighborhood has the characteristics that matter most to me?
That keeps the decision focused on your individual housing needs rather than someone else's opinion.
Jennifer Fitze is a Realtor, Associate Broker with COMPASS in Bel Air, Maryland, helping buyers and sellers throughout Bel Air and Harford County understand their options and make informed real estate decisions.
Before comparing neighborhoods, define what you're looking for in the house itself.
Think beyond the number of bedrooms and bathrooms.
Consider questions such as:
How much living space do I need?
Do I need a home office?
Do I want a basement?
Is a garage important?
How much storage do I need?
Do I want a large yard?
How much exterior maintenance am I comfortable with?
Do I prefer an established home or newer construction?
Will this home still work for me several years from now?
These answers can quickly help narrow your search.
If a neighborhood primarily contains homes that don't match what you need, it may not make sense to focus your search there simply because you've heard the neighborhood's name before.
"Convenient" means different things to different people.
For one buyer, convenience means being near downtown Bel Air.
For another, it means reducing the commute to work.
Someone else may care most about being near grocery stores, medical offices, parks, or the routes they regularly use.
Instead of asking whether a neighborhood has a "good location," ask:
Is this location convenient for my life?
Map out the places you visit regularly.
That might include:
Your workplace
Downtown Bel Air
Grocery stores
Medical appointments
Fitness facilities
Parks and trails
Restaurants
Family members
Major commuting routes
A location that works extremely well for one buyer might add unnecessary driving for another.
Bel Air has a variety of established residential communities, and the homes aren't identical from one neighborhood to another.
When comparing communities, look at things such as:
Approximate age of the homes
Architectural styles
Typical lot sizes
Garages
Basements
Home layouts
Renovation levels
Exterior materials
Amount of mature landscaping
This gives you more useful information than simply asking whether a neighborhood is "popular."
For example, if mature trees and established landscaping are important to you, an older community may deserve more attention.
If you strongly prefer contemporary layouts and newer systems, your search may look different.
The yard is sometimes an afterthought during a home search.
It shouldn't be.
A larger lot can provide additional outdoor space, but it also comes with additional maintenance.
Think realistically about what you want.
Would you use a larger backyard for gardening, entertaining, pets, or recreation?
Or would you rather spend less time maintaining your property?
There isn't a correct answer.
The important thing is matching the property to your lifestyle.
Online research is useful, but it doesn't replace seeing a community in person.
If you're seriously considering a neighborhood, drive through it.
Look at:
Street layout
Home styles
Lot sizes
Landscaping
Traffic patterns
Distance to major roads
Nearby commercial areas
Sidewalk availability
General property characteristics
If possible, visit at different times.
A neighborhood can feel different on a weekday morning than it does on a Sunday afternoon.
You're gathering information—not trying to decide whether the neighborhood is objectively "good" or "bad."
Your commute can have a major impact on how you experience your home.
If you're traveling regularly toward Baltimore, Towson, White Marsh, Aberdeen Proving Ground, Pennsylvania, or elsewhere in Harford County, consider how the location of each home affects that routine.
Don't rely solely on mileage.
Look at actual driving routes.
If you're able, test the commute around the time you'd normally make it.
For remote or hybrid workers, commute may matter less, but home-office space may matter considerably more.
Your priorities should reflect the way you actually live.
Amenities are features that provide convenience or enjoyment. [3]
When comparing Bel Air neighborhoods, you may want to consider proximity to things you personally use, such as:
Parks
Walking trails
Restaurants
Grocery stores
Shopping
Fitness facilities
Medical services
Downtown Bel Air
Community facilities
Notice the distinction here.
We're not saying proximity to a particular amenity makes one neighborhood better.
We're asking whether proximity to that amenity matters to you.
Neighborhood comparisons should also include the financial side of ownership.
Look beyond the listing price.
Depending on the property, you may need to consider:
Property taxes
HOA or condominium fees, when applicable
Homeowners insurance
Utilities
Maintenance
Potential renovations
Major systems
Exterior upkeep
Two similarly priced homes can have different ongoing ownership costs.
Understanding those differences before making an offer helps you make a more informed decision.
Don't assume every home in an established neighborhood will have the same level of updates.
You may see one property with a recently renovated kitchen, updated bathrooms, newer windows, and updated major systems.
A house down the street may need considerably more work.
That difference matters when comparing price.
Sometimes buyers prefer a renovated home.
Other buyers would rather purchase a property that needs updating because they want to choose the finishes themselves.
Know which type of buyer you are.
It's easy to shop based entirely on what you need today.
Try to think several years ahead.
Could you need:
Another bedroom?
Home-office space?
First-floor living?
Less maintenance?
More storage?
Additional parking?
More outdoor space?
You don't have to predict your entire future.
But if you already know a major lifestyle change is likely, include it in your decision.
One mistake buyers sometimes make is becoming attached to a neighborhood name before they've explored alternatives.
Instead, compare several communities.
Bel Air-area buyers may encounter neighborhoods such as:
Bright Oaks
Amyclae
Majors Choice
Tudor Manor
Vale Meadows
Brentwood Park
Greenridge
Homestead Village
Glenwood Garth
Country Walk
Rather than ranking these communities, compare the actual properties available within them.
Which homes fit your budget?
Which layouts work for you?
Which locations fit your routine?
Which lots match what you want to maintain?
Those are much more useful questions.
Real estate websites sometimes attach labels, scores, or broad descriptions to communities.
Those tools can be useful starting points, but they shouldn't make the decision for you.
Objective information is more helpful than subjective labels when describing neighborhoods. [4]
Focus on facts you can evaluate yourself.
Then decide how those facts fit your needs.
Friends and family usually mean well.
They may tell you:
"You have to live here."
Or:
"I would never live there."
But their priorities aren't necessarily yours.
Maybe they prioritize yard size and you don't.
Maybe they don't mind a particular commute and you do.
Maybe they want a newer home while you prefer established architecture.
Listen to people's experiences, but make the decision based on your housing goals.
When someone asks me which Bel Air neighborhood they should choose, I don't want to simply give them my personal preference.
I want to understand what they're looking for.
We can compare objective factors such as:
Home styles
Current inventory
Recent sales
Lot sizes
Property features
Location
Commute
Nearby amenities
Ownership costs
From there, you can decide which community and property fit your needs.
That's a much more useful approach than having someone tell you which neighborhood they think is "best."
Start with objective factors such as home type, price, lot size, property condition, location, commute, nearby amenities, and current inventory. Then decide which combination fits your needs.
Yes. Visiting in person can help you understand street layout, home styles, lot sizes, traffic patterns, and proximity to the places you regularly visit.
Usually, yes. Comparing several communities can give you more housing options and help you understand what features matter most to you.
Look at recent comparable sales and current listings while accounting for differences in square footage, condition, lot size, renovations, and other property characteristics.
